Applicants:
- Applicants must view a property before an application is processed.
- Applications may be made online or downloaded and brought to our office.
- Only those 18 years or older, who will reside in the property, may fill out an application.
- If a lease co-signer is necessary, the co-signer must complete an application and reside in either Craven, Jones, or Carteret Counties.
Processing Fees:
- There is a $75.00 non-refundable processing fee for each applicant. Processing fees may be submitted online, paid by money order or cashier’s check at our office.
Credit Criteria:
- We will obtain a credit report for each applicant. Credit reports offered by applicants will not be accepted.
- Applicants must have an acceptable credit score of 600 with no judgments, collections or charge off accounts within the past 12 months.
- OR Co-Signer must have a credit score of 660 or higher.
- Credit history should positively reflect the applicant’s ability and willingness to make payments as required by the lease. Exceptions may be allowed for medical bills and student loans.
Rental History:
- We will check rental history. Please provide the names of apartments, landlords, and office phone numbers so that we can easily reach prior apartment managers/landlords.
- Applicants must provide written notice, as required by current landlord (30 or 60 day), so that rental history will be provided by current landlord.
- Owing a balance to a current or prior landlord or having been evicted may be cause for automatic rejection.
- All terms of existing leases must be satisfied for approval. Current leases must be paid in full before approval.
Income Criteria:
- Applicant’s net monthly income must be three (3) times the monthly rent.
- Income will be verified. Please submit original pay stubs from employer for at least one full month along with employer’s contact number.
- Self-employed applicants may provide their most recent tax return and bank statements for the previous 3 months.
- Unverifiable income will not be considered.
- Employment letters are acceptable for income verification.
Criminal Background Check:
- A criminal background check will be run on each applicant.
- A sex offender background check with be run on each applicant.
Pet Policy:
- All pets are subject to management approval.
- All Applicants who are bringing a pet to the rental property must submit a PHOTO of their pet(s), up to date shot record and sign a Pet Agreement Addendum before keys can be given to them to move in.
- All pets need to be less than 25 pounds unless otherwise approved by the property owner. List of dogs that are not allowed: Akita, Alaskan Malamute, American Stafford Shire Terrier, Chow-Chow, Doberman Pinscher, Great Dane, Pit Bull, Rottweiler, Siberian Husky, Stafford Shire Bull Terrier, Wolf Hybrid or any mix of these breeds and any animal that has a history of biting.
- There is a $300.00 Non-Refundable Pet Fee for each approved pet with a limit of two per rental. (Service animals are only exempt from fees and breed restrictions).
- Verification of current pet vaccination record and picture required before any pet is allowed on the property.
Identification:
- Government-issued photo identification and social security card (second form of acceptable identification may be required) at time of application via the online application or at our office.
Approval:
- Once approved, a security deposit must be received by our office within 24 hours.
- All security deposits must be paid in the form of a money order, cashier’s check, cash (cash only accepted at the New Bern Main Office), or online through approval process. No personal checks will be accepted.
- The lease for the property must be executed within 3 days of approval.
- The full first month’s rent or prorated rent portion and any pet deposits are due in the form of a money order or cashier’s check upon move-in. Subsequent payments may be made using money order, certified check, cash (cash only accepted at the New Bern Main Office), or through the online portal.
